Making an Offer
How to make an offer that stands out
In a competitive market, the strongest offer isn’t always the highest one. Sellers want certainty, a buyer who is prepared, organised, and ready to move. Here’s how to present yourself as exactly that.
1. Be transparent about your position
Tell us whether you’re a first-time buyer, have a property to sell, or are chain-free. A clear picture of your situation gives the seller confidence you can actually deliver.
2. Have your documents ready
We’ll need photo ID, proof of deposit, and your mortgage agreement in principle. Having these to hand shows you’re serious and allows us to present your offer to the seller without delay.
3. Provide your solicitor’s details
If you already have a solicitor instructed and ready to go, say so. It’s one of the strongest signals you can give that you won’t slow things down once an offer is accepted.
4. Be clear about your timescales
Let us know when you’re looking to move. If your timescales align with the seller’s, that can carry as much weight as the offer price itself.
Conveyancing/Legal Work
Once a sale is agreed, the legal process begins and having the right solicitor in place can make the difference between a smooth, stress-free completion and a drawn-out, frustrating one.
Here’s what to expect:
1. Instruct a solicitor promptly Don’t wait until after your offer is accepted to find a solicitor. Instructing one early means they’re ready to act immediately, which can shave weeks off the process and gives the seller confidence you’re serious.
2. Searches and enquiries Your solicitor will carry out a series of searches — local authority, water and drainage, environmental — to flag anything that could affect the property or your decision to proceed. They’ll also raise enquiries with the seller’s solicitor to clarify anything in the title documents.
3. Mortgage offer If you’re buying with a mortgage, your lender will carry out a valuation and issue a formal mortgage offer. Make sure your solicitor receives this promptly so it doesn’t hold up exchange.
4. Exchange of contracts Once all searches are back, enquiries answered and mortgage offer received, both parties sign and exchange contracts. At this point the sale becomes legally binding and a completion date is set.
5. Completion On completion day the remaining funds are transferred, the keys are released and the property is yours. Your solicitor will register the transfer with the Land Registry.
