Article 4 is a planning direction that removes permitted development rights to convert a property from a single dwelling (C3) to an HMO (C4) in designated areas. Tenant FAQs

You can apply online through our website. Once you've found a property you're interested in, submit an application and we'll run references including employment, income, and previous landlord checks. All paperwork is completed digitally, so you won't need to visit the office until move-in day to collect your keys.

For non-urgent maintenance, please log your request through Property File, our online maintenance portal. Our team will pick it up during normal working hours. For genuine emergencies outside of office hours, please contact our dedicated emergency contractors directly. Details are on our tenants page.
A tenancy deposit is typically equivalent to five weeks' rent and is held as security against damage or unpaid rent. By law, your deposit must be registered with a government-approved scheme within 30 days of payment. We use a registered scheme and will provide you with written confirmation of where your deposit is held at the start of your tenancy.
We'll carry out a check-out inspection and compare the condition of the property against the inventory completed at move-in. If the property is returned in good condition with no outstanding rent, your deposit will be returned in full. Any deductions must be agreed or disputed through the deposit protection scheme's resolution service.
